This property is near the City of Fayetteville sewer service, which is in limited supply. We believe there is a strong case for medium density residential zoning.

This site is located 1.3 miles from Pinewood Forest, an active new development which will eventually contain 700 new homes, 600 apartments, 300 hotel rooms, and 270,000 square feet of commercial space for restaurants and retail. The site is also 3.1 miles west of downtown Fayetteville, where the City recently approved a downtown redevelopment plan consisting of mixed-use development of retail and Class A apartments which will represent a $50 million investment in the downtown area.

The City of Fayetteville has plans to build a pedestrian bridge that will run from Piedmont Hospital directly across Highway 54 to retail adjacent the subject property. Therefore, the bridge will directly impact this site. We are unsure of when construction will begin.
